Highlands Ranch is an unincorporated area, and the first quantity of homes was built in the early 80s. Since then, it has grown to become the most populous section of Colorado. Today, over 105,000 people call Highlands Ranch home for good reason. This sizeable master-planned community has gorgeous homes with spacious properties, green spaces, wide roads, excellent schools, delicious restaurants, shopping areas, and recreational opportunities galore.

Tax dollars and state lottery funds fund most Highlands Ranch Metro District local services. Homeowner’s Association dues govern the look and feel of the community. They also run the recreation centers.

Areas of Highlands Ranch

Highlands Ranch has four main areas – Westridge, Northridge, Eastridge, and Southridge. Highlands Ranch has four principal zip codes – 80126, 80129, 80130, and 80163. Most homes are located in the first three, while 80163 is used for those with PO Boxes. Other zip codes have some homes or areas associated with Highlands Ranch, such as 80120 and 80125. Some of these areas are not technically in Highlands Ranch and are not part of the HOA but may be served by schools and services. You must check with your real estate agent on the specifics of any home you look at.

80126

This zip code is in the Center of Highlands Ranch. Its borders include C-470 on the north, South Broadway on the west, Wildcat Reserve Parkway on the south, and Cresthill Lane to the east. This area has just under 50,000 residents. Most residences are single-family homes, but some are also rental apartments. Homes on the north side are a little older, as this is where the original builders first started constructing homes. Further south, the homes are newer.

80126 contains Northridge and Southridge neighborhoods. There are 36 Northridge single-family home subdivisions and eight townhome subdivisions. Some neighborhoods include Falcon Hills, Richmond Point, Timberline Ridge, Heather Hills, and Writer Ridge. There are 7 Southridge single-family home subdivisions. Most homes were built between 1998 and 2007 and are medium to large. All subdivisions are under the guidance of the Highlands Ranch Community Association, and many also have homeowner’s associations.

Schools in 80126 are highly rated. Elementary Schools in the area include Fox Creek, Northridge, Sand Creek, Stone Mountain, and Summit View. Middle Schools are Cresthill, Mountain Ridge, and Ranch View. High Schools are Highlands Ranch, Mountain Vista, and Thunderridge. Valor Christian School is also within the boundaries of 80126.

There are several parks and open spaces in 80126, including Northridge Park, where you can visit the Highlands Ranch Mansion. This historic building marks the very beginning of settlement in the area. Dad Clark Park is a large community area with picnic tables, a community garden, a playground, sports fields, and water features. Highlands Ranch Historical Park has a historic windmill and extensive walking trails.

Northridge and Southridge both have community centers. The Northridge Recreation Center was the first built in Highlands Ranch; it was completely remodeled and expanded in 2018. It has tennis courts, racquetball courts, an aqua climbing wall, a golf simulator, a running track, swimming pools, a diving well, and yoga studios.

C-470 is on the north side, Santa Fe Blvd is on the west, South Broadway is on the east border, and the border with the Backcountry is on the south side. There are 18 single-family subdivisions, and seven subdivisions are comprised of townhomes. Highland Hills, The Villages, Westridge Pointe, and Mansion Pointe are among the neighborhoods.

In the Center of Westridge is the Marcy Gulch Trail, a 2.2-mile walk from the Westridge Recreation Center to Fido’s Field at Foothills Park. It’s famous for birding, hiking, dog walking, and trail running.

80129 is where you’ll find the Highlands Ranch Golf Club and a neighborhood where one can buy homes right on the fairway. Commuting from 80129 is easy – Santa Fe Blvd and South Broadway offer easy downtown access. Take Santa Fe just north to Mineral, where you can park and catch the light rail system. C-470 is on the north side, 80129, which will allow highway access to the airport.

80130

Homes in the 80130 zip code are on the east side of Highlands Ranch and encompass the Eastridge neighborhood. There are 16 single-family subdivisions and four townhome subdivisions. Neighborhoods include Palomino Park, The Links, Hawks Point, and Eastridge Estates. Many homes have great views of the mountains.

Children in 80130 attend Northridge, Arrowwood, or Fox Creek Elementary Schools, Cresthill Middle School, and Highlands Ranch High School. SkyView Academy is a public charter school in 80130 for grades pre-kindergarten through 12th.

Commuters have quick access to C-470, and this area is the closest to Lone Tree and the Denver Tech Center, where plenty of high-tech companies exist. Quebec Street is an alternate route north to the Tech Center and south, turning into Lincoln and heading to I-25. The 80125 zip code extends to Chatfield State Park and south to Roxborough State Park. The Backcountry neighborhood of Highlands Ranch and the recreational area south of Highlands Ranch are in this zip code.

The Backcountry Wilderness Area has 8200 acres of conservation space. Numerous organized children and adult recreation programs include camps, horse programs, nature programs, an archery range, hunting expeditions, and more.
