Park West in Mount Pleasant, SC
One of the biggest selling features of Park West is that it has desirable Mt. Pleasant public schools within the neighborhood. These schools cater to children attending kindergarten all the way up to the eighth grade. Cario Middle School is pictured above.
Park West amenities include 2 swimming pools, 6 tennis courts, a volleyball court, a picnic area with grills, a play park, a car wash, and a club house. There’s also a gated boat storage section. You have to pay extra to store your boat, but this is a very convenient option since it’s located within the neighborhood.
One pool is designated just for adults.
Kids can splash and play in their own pool area.

Also within the community is the East Shore Athletic Club, the biggest chain of fitness centers in Charleston. Since Park West does not have a fitness center as an amenity, most Park West residents go here instead.
Also conveniently located within the Park West entrance is the Town of Mt. Pleasant Recreation Complex. Here, you’ll find an indoor pool, a dog park, tennis courts, 2 baseball fields, 2 softball fields, 2 football fields, a soccer field, and a volleyball court. The facilities are open to the public, so this is a good, inexpensive option especially for Mt. Pleasant residents who don’t live in neighborhoods with pools. Although Park West residents can use their own neighborhood amenities, the recreation complex adds more options that are within walking distance to most of the homes.
Most Popular Park West Subsections
Andover is one of the more exclusive subsections of Park West because it is marshfront. The homes in Andover at Park West are relatively large compared to other Mount Pleasant homes – most have more than 3500 square feet. Also, most of the homes have cement plank siding and lot sizes that range from a third of an acre to more than 2 acres. Buyers tend to like Andover because the homes have a distinct low country style, and many have large front porches.
Arlington is one of the more affordable sections of Park West, and some of these houses have views of the pond. Most of the houses in Arlington at Park West were built between 2000 and 2002 and range in size from about 1500 square feet to almost 3000 square feet. Arlington homes have vinyl siding, as do most houses in this price range in Mt. Pleasant. Buyers like Arlington because the price point gets them into the amenities, lifestyle, and schools that make Park West so popular.
Bergenfield is the smallest subsection of Park West with just a semicircle street (Bergenfield Road) stemming off Grey Marsh Road. These waterfront homes overlook Toomer Creek in Mt. Pleasant. Bergenfield houses have a low country style and are built on elevated foundations where the garage is located on the ground floor. These are relatively small lots, averaging about .15 acre. Most of the homes in Bergenfield at Park West were built in 2006 and 2007.
Masonborough is one of the higher end sections of Park West, with prices going up to about $3 million. Buyers tend to especially like the homes on Beckenham Drive that overlook Darrell Creek. Another selling point for Masonborough at Park West is the large live oaks throughout the neighborhood because they give the community a distinctly low country feel.
Park Island is one of the newest communities in Park West. This private, gated island is approximately 20 acres. It is surrounded by marshes to the south, the Wando River in the north and east, and Toomer Creek in the west. A bridge that is just over 1400 feet long connects Park Island to the main Park West community. Park Island is selling 33 home sites total which will help to maintain the sense of privacy and seclusion that make it so unique.
Pembroke at Park West features houses that were built in 2006 and 2007. Also, most have 4 or 5 bedrooms, but there are a few houses with 3 bedrooms in this subsection. Pembroke houses have hardy plank (or cement plank) siding, which is considered a very desirable upgrade. Home buyers tend to like the traditional and classic home designs here.

Tennyson is another high end section of Park West with prices going up to the $1.5 million range. Home buyers generally like Tennyson at Park West for two reasons. First, no two homes are alike. The home designs vary from low country to traditional, and most of the home exteriors are cement plank siding or brick. Second, Toomer Creek borders Tennyson on two sides, so many of these homes have incredible marshfront views.
The Village is one of the most affordable single family home subsections of Park West. The Village features classic Charleston home designs, and many of the houses have front porches. Most of the homes in The Village have 3 or 4 bedrooms, but there are a few with 5 bedrooms. Centex Homes was the builder of this section.
Wheatstone features marshfront homes in Park West. Wheatstone homes have traditional designs and are relatively large for Mt. Pleasant with an average size of about 3,000 square feet. There are only 2 streets in Wheatstone (Sewee Fort Road and James Basford Place).
Park West is made up of single family houses, townhouses, and condos ranging from the low $100s to several million dollars. Park West is unique in that there are 3 good Mount Pleasant public schools located inside the neighborhood: Laurel Hill Primary (serving kindergarten to 2nd grade), Charles Pinckney Elementary (3rd grade to 5th grade), and Cario Middle School (6th to 8th grade). Wando High School is located outside of Park West, but it is a very short drive to the school.
Park West is certainly not suited for every home buyer – many find the massive size and numerous subsections daunting. However, the neighborhood is ideal for people wanting conveniences as close to home as possible. Within the neighborhood, you’ll find a Publix grocery store, dry cleaners, car wash, hair salon, and a veterinary office in addition to the schools!
Park West is one of the most affordable neighborhoods in the Mount Pleasant real estate market when it comes to initial housing prices and also ongoing HOA and regime fees. As the largest neighborhood in Mt. Pleasant, Park West is able to collect fees from several hundred residents. As a result, the community can afford an impressive entrance (shown above and to the left), lots of maintained green spaces and walking trails, 2 pools, volleyball, tennis courts, and a playground – all at a low cost to its residents.
The most affordable houses in Park West can be found in the subsections Arlington, Wellesley Place, Berkleigh, and The Village. The Liberty Cottages subsection is one of the few 55 and over communities in Charleston. The priciest and most popular Park West subsections include Masonborough, Tennyson, Bergenfield, and Park Island (the newest).
